The Patrick Square Story

Who We Are

Patrick Square is an authentic Traditional Neighborhood Development (TND), which means a level of attention to detail unsurpassed in quality and lifestyle experience. TND neighborhoods such as Patrick Square use traditional town planning principles and added design features to create a charming, hometown feel.  Each one of Patrick Square's 173 acres maintains the balance and integrity of these principles, while holding the homeowner's connection to them as a top priority.

Patrick Calhoun was an Irish immigrant whose family migrated to and significantly influenced South Carolina, specifically the region surrounding Patrick Square. Patrick’s son, then US Vice President, John C. Calhoun acquired the Fort Hill estate in 1825 as his family home. Patrick’s granddaughter, Anna Maria and her husband, Thomas Green Clemson, gifted the estate to the State of South Carolina for the establishment of Clemson University.

Charles K. Cheezem and his son, J. Michael Cheezem, are the visionaries behind the community that is now Patrick Square. Their wish was to extend their own family legacy and honor the area’s rich tradition. Charles Cheezem, a member of Clemson University’s legendary Class of 1944, is the namesake for the Osher Lifelong Learning Institute in the Town Center at Patrick Square.

Our Developer

Developer Patrick Square LLC is a team of seasoned industry professionals, including the principals of JMC Communities and distinguished urbanist and community designer Robert Goodill of Torti Gallas and Partners. Nationally renowned residential designer and planner Lew Oliver of Whole Town Solutions designed many of the homes in Patrick Square.

Based in St. Petersburg, Florida, JMC Communities was founded by J. Michael Cheezem in 1978 and has designed, built and sold more than 4,500 homes in 13 award-winning communities. Building in Florida and South Carolina, JMC specializes in luxury infill, mixed use, condominiums, single family homes, Traditional Neighborhood Development (TND) communities, resorts and commercial enterprises.

Signature projects in Florida include Belleview Place in Belleair (below), the Sandpearl Resort in Clearwater, Ovation and Hampton Inn in St. Petersburg, and Minorca in New Smyrna Beach. Each project is distinguished by thoughtful planning, innovative design, quality craftsmanship, attention to detail and unparalleled personal service.
